An older boat is going to have more problems.

None of the problems are.

The gray rubber or plastic seal between the lower and upper aluminum frames do break down over time.

I just discovered a major leak in my catalina 270 fuel tank.

Has anybody else encountered this problem?

I think that the tank can be removed through the rear starboard locker.
